As one of the largest reasons for a property purchase not to proceed is the lack of financing, this is a great place to start. And of course we will strive to find a suitable solution for you. Many estate agents and vendors like to see a Decision in Principle (DIP) or also referred to as an Approval in Principle (AIP) or Mortgage in Principle (MIP) to ensure you are a credible buyer. This is a basic assessment performed by lenders to see whether they would consider lending to you and to what level. However it is subject to a full affordability assessment and underwriting by a lender, so the actual amount sanctioned may be less after a full assessment based on income breakdown, Loan to Value (LTV%) or type of property – and this can be a deal breaker.
